Administer the rent levels of the project including the marketing of any suites, which come available, and the issuing of rent increases to obtain the maximum level of rental income.
Make or cause to be made such repairs, renovations and/or alterations that are required.
Negotiate contracts for the building.
Supervise the collection of rents or other items.
Generally do and perform all things necessary and desirable for the proper and efficient management and operation of the property.
Attend the project regularly or as required to note and record any problems.
Arrange for and meet contractors and vendors as required.
Receive and respond to all correspondence in connection with the project.
Maintain a 24-hour emergency answering service.
